A lien waiver is a legal document used in the construction industry where a subcontractor, supplier, or other party waives their right to file a mechanics lien against a property. In California, these waivers are required by state statute.

There are four types: conditional waivers (take effect upon receipt of payment) and unconditional waivers (effective immediately), each available for both progress and final payments.
